How to Qualify
The Bay Area Habitat for Humanity qualification process is unique; unlike other loan programs, your approval is not credit score driven. A comprehensive evaluation of your personal financial situation, including income and monthly budget, is evaluated to determine your ability to make an affordable monthly mortgage payment. Additionally, families interested in purchasing a home through Bay Area Habitat must meet certain criteria.
This includes, but not limited to:
- U.S. citizenship or permanent residency
- Agreement to complete sweat equity hours
- Current employment and ability to make monthly payments of $550 – $600 and a one time down-payment of $500.
To qualify and apply to become a Habitat partner family you must meet the 3 main requirements:
1. Need for Shelter
For example: broken plumbing, poor heating, leaks in the roof, overcrowding, unsafe or unsanitary conditions, dislocated as a result of a natural disaster such as Hurricane Ike.
2. Willingness to Partner
If you are approved for a Habitat home, we require that members of your household and friends be willing to give 300 hours of “sweat equity” building your home as well as other Habitat homes. Accepted Partner Families must are also required to attend specific financial budgeting and homeownership courses. (Hours are granted for these courses.) 150 of those hours must be completed before being assigned a specific house address. Your willingness to fully participate in Habitat’s program is very important.
3. Ability to Pay
Your family’s gross income must fall within the guidelines of the chart below. Income includes wages, social security, food stamps, disability, child support, etc. Call the office at (281) 337-3590 for a full list of acceptable forms of income.
